Liberty Place

MEP and Fire Protection Design

The Project:

Erdman Anthony provided mechanical, electrical, plumbing, and fire protection design for Liberty Place, a new three-story office and retail building that occupies an entire block along William Street in Fredericksburg’s historic district. The property also has a new five-story parking garage and a covered pedestrian bridge that connects the garage to the building.

Features/Solutions:

Our design called for variable air volume rooftop HVAC units for the office floors; provisions for future tenant split systems and exhaust ducts for the retail level; a fire pump; and a domestic water booster pump to supplement low water pressure at the street level.

A 480 Volt 3-phase electric service for the building, including a bus trough for future electric service on the retail level, was another key feature in the design, as was distribution for the office levels, including provisions for the owner to submeter third-floor tenants.

Our design for the parking garage included lighting, the elevator, the finished lobbies, mechanical ventilation for the below-grade portion, sprinkler standpipes, storm drainage, and hose bibbs for washing down the drive aisles and the parking spaces.

Impacts:

Located at a well-known intersection in Fredericksburg, the building now has thoroughly modern MEP and fire protection design slated to satisfy the long-term needs of the owner and the tenants.
